10 Design has rejuvenated the urban realm around the Dubai International Financial Centre (DIFC). This includes the design of a series of new urban pavilions that provide boutique F&B offerings and the redesign of streetscape with public art incorporated, thereby encouraging pedestrian connections with the surrounding areas. Since its completion in Q2 2019, new cafes and restaurants have gradually livened up the area.
DIFC is situated approximately 12km (travel distance) to the Dubai International Airport and 6km to Mina Rashid Port. In proximity to DIFC are a number of key developments including Downtown Dubai, Business Bay, Sheikh Zayed Road commercial strip, and the World Trade Centre.
The project focuses on the Gate area at the North East of the site.

Adaptive re-use of spaces, smart programming of public realm, and improving accessibility are the key elements of the rejuvenation. This drives increased footfall into sites and retains consumers on site for longer. Prioritising the pedestrian realm is also a key driver, whereby we promote vehicle accessible pedestrian zones. This allows us to prioritise and promote the walkability and permeability of the retail and mixed use assets of the project. Ultimately, the focus is on place-making, and creating assets that are more diverse and accessible.
Our design included a series of changes: a service road was repurposed as a pedestrian hub, existing tenant spaces were expanded, landscaped areas improved, and the public realm programmed and curated with arts overlay and seasonally specific events. A weekend market with pop up retail generates additional revenue and creates a lively weekend destination to what was otherwise a dull delivery backwater. These elements also allowed for additional new build components which due to the enhanced surrounding facilities secured world class F&B tenants for the client.
